Types of Flat Roof Application
A flat roof is built up by applying materials such as tar, asphalt, and fiberglass. The process involves applying two to four layers of rolled materials in a crisscross way using either hot asphalt or roofing adhesive. A coarse cap or gravel layer is then added at the top to ensure that UV rays do not damage the roof.
Built-up roofs are reasonable, but they require some specialized equipment such as kettles that Spew out VOCs. They are durable but hard to maintain since the material lacks flexibility and can be damaged by UV rays over time.
Single-ply is a standard commercial roofing material, and it is readily available. It is different from a built-up roof since it comprises a single layer of roofing materials. They are thinner and lighter, ranging between 45 and 120 millimeters. They are generally made of ethylene propylene diene monomer or sometimes using polyvinyl chloride or thermoplastic polyolefin. Single-ply is made either by gluing the materials together or by hot air welding. There are different categories of available ply roofing materials:
EPDM Rubber: this is the original type of ply materials. It contains both reinforced and unreinforced materials, which are applied using a double tape adhesive to keep it watertight. It is usually black. Even though it has some limitations like ponding water and requires repair after every ten years, it is still the most commonly used flat ply material.
PVC and TPO: they are white reinforced membranes, which are hot-air welded to keep them watertight. The installation process requires a lot of hot air welding to seal all the flashings and the seams. PVC roofing has been used longer than TPO materials, making the PVC materials more reliable. However, TPO is considerably cheap compared to PVC materials. Many TPO materials have issues that need fixing and have a short life expectancy.
Roof Coatings For Your Flat Roofing
If you are not ready to replace your roof yet, you might need to consider coating your roof to preserve it. Roof coating can help extend your roof life by at least 15 years. The roof coating acts as an additional waterproof layer. However, not all roof coatings are efficient.
Roof coating is more effective when applied with smooth surfaces such as low slope standing, EPMD, and other modified bitumen roofs.
